Guests have access to the entire home and all available areas of the property.

Check-in begins at 4:00 PM. Please do not arrive early unless an early arrival has been approved.

The home is located in a gated community. To ensure smooth entry, we will add the reservation holder’s name to the community access list. Your gate access information and door code will be provided the day before check-in, along with your complete arrival instructions.

Please use the driveway as your primary parking area. Street parking is allowed only in front of the Wizard’s Way house. Do not park on the grass, do not block sidewalks, walkways, signs, or hydrants, and do not block any neighboring driveway. Commercial vehicles, RVs, trailers, boats, buses, ATVs, refrigeration trucks, and similar vehicles are not permitted

This home is in a private, gated community called Formosa Gardens, which you will find is very close to Disney World property, and also shopping, dining, and more attractions along HWY 192 – Irlo Bronson Highway.

The home is conveniently located in Formosa Gardens, close to Orlando’s major attractions, shopping, and dining along Highway 192. A car is recommended for getting around the area. Disney World, Universal Orlando, SeaWorld, and other popular attractions are all within a short drive. Parking is available in the driveway for approximately 3–4 standard vehicles, with additional street parking available where permitted.

POOL HEATING

Pool heating is available for an additional fee.

• $40 per night plus tax
• Must be added for the entire stay
• Must be requested and paid before arrival
• Daily activation or deactivation is not available
• We recommend requesting pool heat at least 48 hours before arrival
• Pool temperature is set to approximately 86°F
• Pool Heating Disclaimer

Although the pool is set to approximately 86°F, a specific water temperature cannot be guaranteed.

During cold fronts, winter months, or colder nights, outdoor weather conditions may affect the heater’s ability to maintain the desired temperature.

Without optional pool heat, pool temperatures can drop significantly during the colder months, depending on weather conditions.

Pool heating is designed to help warm the pool and maintain a more comfortable temperature, but bathtub-like temperatures cannot be guaranteed during or after Central Florida cold fronts or cold nights.

Pool heat cannot be activated or deactivated on short notice, and refunds are not provided for previously ordered pool heating.

We reserve the right to make pool heating temporarily unavailable when maintenance or repairs are required. In the event of a technical malfunction, the pool heating charge will be refunded only for the period during which the heating service was unavailable.

POOL SERVICE

The pool is serviced once a week to maintain proper water quality.

Service is typically performed on Thursday or Friday.

Please do not be alarmed if you see a pool technician on the patio checking or servicing the pool during your stay.

BBQ GRILL

A BBQ grill is available as an optional extra.

• $69 for the entire stay
• Includes one propane tank
• Must be requested before arrival

Please clean the grill grates after each use and turn off the propane after use.

EARLY CHECK-IN

Early check-in is available subject to availability.

• 9:00 AM – 12:00 PM: $100
• 12:00 PM – 3:00 PM: $55

Most importantly — enjoy yourselves!

To help us keep the home comfortable and in great condition:

Place all trash in the trash carts on the side of the house and bring them to the curb on Monday night.

Do not leave doors or windows open. This can affect the A/C and may allow insects or other outdoor pests inside.

Report any damage immediately so we can address it for future guests.

No shoes, food, or drinks in the bedrooms or loft area.

No pets.

No parties or gatherings larger than the confirmed reservation.

Please be mindful of noise levels for our neighbors.

No tape, adhesives, or sticky items on walls, furniture, stair railings, or other surfaces.

Return all remote controls to the rooms they belong to.

Remove all leftovers from the refrigerator and all personal belongings before departure.
