What happens between signing and your first statement.
Week one: the walk
We walk the house properly and write down everything: what is there, what condition it is in, what is missing, and what would change the rate. You get that document whether or not you act on any of it.
Weeks one to three: setup
- Listings built or rebuilt across the platforms and the direct site.
- Pricing strategy set, with floors and ceilings agreed with you.
- Cleaning, inspection and maintenance schedules established.
- Access, gate codes, and smart locks configured.
- Insurance, licensing and tax registration checked.
Weeks two to six: the glow-up
Theming if you want it, then the launch package: film shoot, photography, listing build. Weeks rather than quarters, and you approve everything before it goes live.
Then: the first statement
A month after launch you get a statement and somebody walks you through it. Revenue, occupancy, what was spent and why, and how reality is tracking against the projection we gave you before you signed. That last line is the one that matters.
