Property readiness

A beautiful listing only works when the home is ready to deliver it

Property care at Storybook is a documented operating process. Housekeeping, inspections, inventory, maintenance and vendor work are coordinated through Breezeway so tasks, photos, costs and completion records remain connected to the property.

Preventative guest-readiness inspections

Occupied stays receive a thorough, photo-driven guest-readiness inspection before arrival. The inspection verifies the home's presentation and key guest-facing conditions, documents findings and allows minor preventative maintenance to be addressed when practical. The current agreement rate is $48 per turn.

Inspections are an important quality-control layer, but they are not a warranty of property condition, hidden defects, vendor work or future equipment performance.

Housekeeping and turnover oversight

Turnovers follow a defined readiness standard rather than personal habit. Cleaning, linen presentation, reported deficiencies and necessary follow-up are documented so the next team has a clear record of what is complete and what still requires attention.

Inventory standardized for real occupancy

New linens, towels, bed protection and designated soft goods are required at launch to standardize quality, capacity and presentation. Minimum launch expectations include:

  • Two complete sheet sets per bed
  • Bed-bug-rated mattress encasement and washable mattress protector for every mattress
  • Two pillows per sleeping position, with protectors
  • Two bath towels per maximum occupant
  • One hand towel, washcloth and pool towel per maximum occupant
  • Place settings, drinking glasses and silverware at 1.5 times maximum occupancy
  • Kitchen, outdoor, technology and game-room stock appropriate for the home's advertised amenities

Existing kitchen and household items are assessed in good faith for cleanliness, safety, function, completeness and capacity. The assessment is not a warranty of age, hidden condition, durability or remaining useful life. Owners remain responsible for deficiencies, replacements and continued compliance with Storybook standards.

Maintenance with clear authority and documentation

Storybook may authorize maintenance or repair up to $300 per occurrence when reasonably necessary to protect the home, preserve operations or serve an in-house guest. Work above $300 requires owner approval unless an emergency requires immediate action.

In-house maintenance is billed at $48 per hour for actual time with no minimum. After-hours maintenance from 8:00 p.m. to 6:00 a.m. is billed at $68 per hour. Third-party work, materials, permits and specialty services are owner expenses.

When immediate action is required, the team may diagnose, stabilize, stop active damage, secure the area and arrange emergency service. The work order should show the issue, photos, estimate or recommendation when available, approval status, invoice or cost and before-and-after proof.

Guest damage claims

Storybook makes reasonable efforts to document and pursue eligible guest-damage claims through the applicable OTA or damage-protection provider. Recovery and full replacement cost are not guaranteed. Claims remain subject to depreciation, proof requirements, provider terms, coverage limits, exclusions and approval.

Owners should retain receipts, invoices and proof of investment for furniture, appliances, electronics, themed features and other major purchases. Missing proof may reduce or prevent recovery.
